Gaco Roof Coatings Finally Make it to Kansas City Market!

Things to Look for with a Stone Coated Steel Roof Installation!

From the ground the of your house in Overland Park you would have thought that this roof looked good and was installed correctly, however once we started to peel back the layers of this installation we noticed not only did they not use the correct fasteners throughout the roof, but it wasn’t even close to a correct installation as far as the manufacture is concerned.  Ventilation issues, flashing issues, and on.  What does this mean to you?  Well, if it is not installed per the manufacture’s specifications then the manufacture warranty is not valid.  The manufacture will say that it was due to an insufficient installation and that you would have to fall back on your contractor.  But, if you are like these homeowners in Overland Park who hired a storm chasing roof company that didn’t know what they were doing then you would have better luck winning the lottery then you would to get them to come back and fix the problems on your roof.  Now What you ask?  The simple truth is that now you are stuck trying to find someone to fix what we call “Rescue projects” and then you would have to pay out of pocket to the company that would bring the roof up to manufacture’s specifications, then you would probably have to sue the installing company for the amount you paid in correction repairs, and then that is not even a guarantee that you will get your money from them.  Here is our list of steps look for when qualifying a contractor to install your Stone Coated Steel Roofing System.

  1. Is the contractor local?  This is huge!  Where will they be when you have an issue?  Note:  these storm chasing companies will tell you whatever you want to hear.  What this means is that if you ask them if they are local, more than likely there answer is going to be yes.  Yes meaning that they are renting an office somewhere locally until the storm repairs are all completed and then they are off back to their home state leaving you high and dry.  Just be careful and don’t get the shades pulled over your eyes.
  2. Can they back up their claims as far as Quality installations?
  3. Do they have a portfolio from their previous stone coated steel roof installations?
  4. How long have they been installing the stone coated steel systems?
  5. Do they have a good working relationship with the manufacture representative in case they need some help with questions or installation practices?
  6. Have they repaired or “RESCUED” other projects before?

Steps to Sealing Your Kansas City Home for Winter!

Well Kansas City, winter is pretty much here early this year.  Is your Kansas City home ready for it?  Did you get that wood rot project done like you wanted, or did you get your house sealed and painted before winter, or did you get that leaking roof fixed yet?  These are all things that will help seal up your house for winter and prevent any future issues in and outside of your home.  Here are some key things to do for your home to help seal it up for the winter time.

  • Fix any wood rotted areas on your home.  Whether the rot is around your windows allowing the cold air and moisture to get inside your house/walls/insulation/etc. or whether it is some trim boards on your house that are rotted.  These trim boards (especially if they are on a seam where the siding connects to another piece of siding) when rotted will allow water to penetrate behind the trim boards which is penetrating the framing and insulation of your house and will eventually work itself inside causing not only sheetrock and trim damage but mold issues as well.
  • Seal your house up with at least a 55 year caulking.  With the beating of expansion and contraction that our houses take throughout the year, make sure to seal up the cracks around the windows, siding, trim boards, etc. to help ensure maximum protection from drafts and moisture this winter.  Note:  You do not want to caulk the bottom of trim boards or moldings in case moisture does get behind there it can escape from the bottom of the boards or moldings.
  • Paint:  If you have gone 5 years without any kind of prep and paint job for your house then you need to look into have your house Painted and Sealed up to help reduce the amount of siding and wood rot repairs that you will experience every year.  We use Sherwin Williams painting products and at least a 55 year caulking.
  • Roof leaks:  Has your roof been leaking for awhile?  Or have you had your roof checked out lately to make sure that everything is ready for winter?  Our recommendation is that you become a part of our “CountOnAmerican maintenance program that not only saves you money on repairs but we come out once a season to walk through your roof and inspect the condition of your roof, eliminating that unwanted leak or issue that pops up.  Below is an example of a maintenance issue you can prevent with our maintenance program.

Wood Rot is Never Ending in Kansas City!

This is a picture of wood rot around a window on a home in Leawood, KS.  This picture represents every window around this house.  What is causing the wood rot?  This rot typically comes from the materials that were used at the original installation.  Most of the time builders skimp on quality materials and installed pine at initial construction which pine is not made for exterior protection.  You would want to go with at least cedar wood or composite materials such as PVC, Azek, or EcoTrim that will never rot again.  It is kind of like the good, better, best scenario.  Cedar is good and made to use on the exterior, PVC and Azek materials are better but they are very hard to keep paint on the materials because they are typically petroleum based product which makes it hard to paint, and then there is EcoTrim which is a composite material as well and will not rot however it is more like a true wood feature meaning that it is fully paintable.  Now the EcoTrim is a little bit more expensive than your other composites but it is the best functioning composite material out there.  It does not rot and it holds paint, what more do you want?  Unfortunately this Leawood home is not alone in the fight against Wood Rot.

Other Kansas City Stone Coated Steel Roofs DO NOT COMPARE to DECRA Roof Systems!

Just see for yourself!  Other stone coated steel roofing systems do not hold a candle to the original stone coated steel manufacture; DECRA.  The pictures above is a Gerard stone coated steel roof on a home in Overland Park, KS  that has been installed with non-galvanized color matched nails.  What is the problem you ask?  Over time (based on my rescue project experiences) the nail heads tend to start working themselves out of the nail hole as seen above and then the heads of the nails tend to rust off.  This causes the steel panels to loosen, shift, and allow water to start penetrating the panels.  The holes where the nails used to be act as pathways for water penetration.  Just like removing a road block from the street, once you do; the streets are flooded with traffic.  Same concept applies to the panels once the nails rust out.  Water come on in!

Can you fix this roof that you paid a pretty penny for?  Sure you can, if you want to pay someone to walk throughout your entire roofline removing these rusted nails and installing color matched/galvanized screws.  How much will this cost you ask?  The answer is it depends.  It depends on how big the roof is, how steep is it, how easy it will be to remove the nails, etc.  In reality it will not be cheap to fix.  That is why we recommend going with the DECRA stone coated steel roofing system first off, so that you can eliminate having any of these issues.  Let’s say for example that the Gerard system is initially $2000 cheaper than the DECRA system, sounds good right?  But what if I tell you that in 5-9 years your roof is going to have issues which could lead to thousands of dollars in repairs and never really correct the problem.  Now which one is the better system?  The DECRA system that is initially a little bit more expensive but you will never have to worry about your roof again OR the roofing system that works good for a few years and then causes problems for multiple years to come and dealing with constant repairs?  That choice has be yours to make but my recommendation is to go for the DECRA Stone Coated Steel Roofing System.  (This is only an example as far as cost differences go and it is used to make a clear point that quality beats the bitter taste of a cheap price)

Self Adhered Flat Roofs Installed Incorrectly!

What is the point of flat roofs?  They play their part in certain roofing systems but mainly what they do is allow older homes to finish out an attic space into a functioning room without raising the roofline to an awkward looking status.  Problem is that most people don’t think before they install a flat roof.  The most commonly used flat roof material in a residential application is called a Self Adhered System.  This system has two parts to it: 1) is a self adhered base sheet that adheres to the decking or surface and even though it is a self adhered product we install plastic cap or simplex nails to guarantee that the base sheet is not going to lift up at any point, 2) is the granulated self adhered cap sheet that has a variety of colors to help blend with the roofline.  Most manufacture’s offer a 20 year warranty on these products however if it is not installed properly the warranty can be voided.  Take a look at this picture below, it was not installed properly at all and it is was causing leaks.

As you can see from the picture they nailed on every seam throughout this flat roof which is NOT the correct way to install a self adhered base and cap sheet flat roof system and it was a direct pathway for water to penetrate into the house.  They also installed this cap sheet on top of felt underlayment which caused this cap sheet in the picture to lift and tear up during high winds, causing more damage.  With that being said if you want the work to be done right and up to code then give us a call at 913-706-8710American Roofing & Renovations Inc.

Installers give DECRA Bad Name, DECRA not to Blame!

DECRA Stone Coated Steel Roofing System is in my opinion the best roofing system on the market today.  It is made of 26 gauge steel, rugged and durable, really classes the home or building up with its appearance, can withstand hail, and it truly is the last roof you will ever have to put on your home.  What is the issue then?  The issue is not with the DECRA roofing system, it is the installer that causes the problems for the product and the customer.  Whether it is a residential or a commercial product, if it is not installed properly then you will have some problems.  The same is said for any product out there on the market that is being installed.  If they don’t know what they are doing or have never installed a product before you are going to have issues.
