Siding

kansas city sidingDoes this look like your house? Notice the wavy, bulging, siding popping out, and staring you in the face? This house is 7 years old! Can you believe that?

This house is in Shawnee, KS but this siding looks the same on many houses throughout Leawood, Overland Park, Shawnee, Lenexa, you name the city and more than likely you will see this on the homes. What is the problem you ask? The siding is actually not a bad product if it had been installed correctly. The problem is that when this house was built it was just thrown up as cheaply as possible with no attention to detail as far as “Flashings” go. That is the main issue causing this. Take a look at this picture below, it is the installation of new siding on a Leawood home and we are installing the flashings correctly.

Throughout Johnson County, KS and metropolitan area these homes were built with no attention to detail. What do I mean by that? It is not that the siding that was installed on this house was a poor product, it is that the attention to detail when installing the siding was overlooked. The problem on this home and on probably 90% of the homes built in the late 90′s on up is that they did not pay any attention to flashing when the siding was installed. Yes, improper clearances around flashing is what is causing this siding problem.

When the siding is installed on top of the flashing without proper clearances the siding acts as a sponge and soaks up all of the moisture that hits the wall and runs down to the ground. End result, the picture above, you have a house that is 7 years old and needs siding replaced.

What can you do about it? Not much except for prepare yourself for new siding in the future. Stay tuned for more informational blogs on this topic for siding on homes in Kansas City and surrounding cities such as Shawnee, Overland Park, Leawood, Lenexa, Olathe, etc.
